Smithfield Birmingham has been shortlisted for the Future Place: Under 20ha category at the Pineapple Awards 2026. The Pineapple Awards, organised by The Developer in partnership with the Design Council, celebrate excellence in placemaking, recognising projects that deliver outstanding design quality, social value and long-term impact.

Smithfield Birmingham is a major 17-hectare city-centre redevelopment that will deliver a vibrant mixed-use urban quarter. The scheme is a cornerstone of Birmingham City Council’s Big City Plan, a 20-year strategy to expand the city centre and celebrate its heritage. Following the relocation of the wholesale markets in 2018, Lendlease was appointed to form a joint venture with the Council, leading the masterplan and overseeing a multi-disciplinary team of 13 consultants.

Prior + Partners acted as masterplanner, establishing the Vision and Strategic Principles through thematic workshops with Council teams and informing a site-specific design brief appended to the Development Agreement. The masterplan has been developed in line with the Master Development Framework, while responding to planning requirements, stakeholder input and evolving city priorities.

The finalists will be announced at the Pineapples Awards party on 22nd April at Trinity Buoy Wharf, London.
