Planning approval has been granted for a residential scheme of up to 135 homes on the land East of Kingsway Boulevard in Derby, where Prior + Partners acted as lead masterplanner for this final phase of the wider Manor Kingsway neighbourhood.

Promoted by Homes England, the proposals will deliver a mix of houses and apartments on a former temporary car park site associated with the Royal Derby Hospital. The development completes the long-term vision for Manor Kingsway, which will provide around 700 homes in total once fully delivered.

As part of the evolution of the wider masterplan, the site’s allocation was reviewed in response to changing housing needs across the city and limited market interest in earlier employment uses. The approved scheme will now bring forward a sustainable residential neighbourhood, including 30% affordable housing, supporting Derby City Council’s housing priorities.

Located within walking and cycling distance of local services, employment and public transport connections, the development represents an important step in regenerating the former Kingsway Hospital site and reinforces Manor Kingsway as a well-connected and growing community.
