The arrival of HS2 will more than double the potential passenger traffic to and from Euston Station during peak hours. In addition to this extra capacity, there is also the opportunity to improve accessibility and open the station to the surrounding communities, creating new access routes, and public and green spaces across the wider station site. Euston will be one of the best-connected parts of London, and the country.
Prior+Partners is responsible for the station’s redevelopment masterplan. We supported Lendlease in its successful submission to the Department for Transport to serve as Master Development Partner for the project, leading the masterplan and working alongside a team that included Grimshaw, Arup, BIG, AHMM, Haworth Tomkins and Asif Khan.

By taking a coordinated approach with Network Rail, which owns and runs the existing station, and pooling publicly owned land across the site, the appointment of the Masterplan Development Partner will enable a unified approach to long-term development, which could unlock up to 4.84 million square feet of development space. Lendlease is working with the Greater London Authority and London Borough of Camden to develop a masterplan for the 54-hectare station site and take forward opportunities for sustainable mixed-use development once station construction is complete.
