Birmingham Smithfield Masterplan

Prior + Partners has produced the masterplan supporting Lendlease’s successful bid to become the development partner of Birmingham City Council to transform the Birmingham Smithfield site.

Smithfield is an exceptional opportunity to define and celebrate the next chapter of Birmingham City Centre’s transformation, strengthen its reputation as an international city, illustrating both the city’s renewed ambition and leadership while reflecting the aspirations of the local community.

The £1.5bn redevelopment project will create a new sustainable city quarter, providing an outstanding leisure and entertainment quarter, a destination market experience and high-quality city living. The masterplan includes a new home for the city’s historic Bull Ring retail markets, family-orientated leisure and cultural offers, a new public square, integrated public transport and more than 2,000 new homes with a public park and community facilities.

Birmingham Smithfield is part of the city’s Big City Plan, launched in 2010, which sets out a 25-year vision to grow the city centre by more than 25%. The site is adjacent to the Bull Ring and New Street station; and will be a short walk from the new HS2 Birmingham Curzon Street Station which is set to open in 2026.
